Fire Suppression Pipes Leak Detection & Rectification

A fire-suppression system that leaks is a system that may not perform when it matters. Corroded sprinkler mains and hydrant loops lose pressure, trip low-pressure alarms, and in the worst case fail inspection or fail in a fire. Applied Pipeline Services locates leaks in pressurised fire lines without shutting them down, and rehabilitates them from the inside with approved liners so the system passes its next test. The choice of liner depends on the pipe material, operating pressure and layout, and sometimes a combination of methods is required.

Finding the leak without draining the system

Fire mains are often buried under car parks, landscaping and building slabs, and a leak rarely shows at the surface. Our detection programme keeps the system charged:

  • Acoustic correlation between hydrants, valves or test points pinpoints the leak to within centimetres on steel, iron and most plastic mains.
  • Ground microphones confirm the location before any opening is made.
  • Pressure logging quantifies the loss rate and separates a real leak from a faulty jockey pump or valve.
  • Thermal imaging reveals wet zones beneath paving and around fittings.

Rectifying it from the inside

Once located, a localised leak is repaired through a single small opening or with an internal point repair. Where the line is systematically corroded, we rehabilitate it in place: reinforced CIPP pressure liners rated well above the system's working pressure (Applied lines pressure pipes up to 100 bar), epoxy lining for building risers from ½ inch upwards, or tight-fit PE for buried mains. All work is followed by a hydrostatic test to the fire code's requirement and a documented handover for the authority and the insurer.

Why owners act early

A fire-line leak wastes treated water, runs pumps continuously, corrodes further with every cycle, and ultimately costs a failed inspection or a replacement programme. Early detection and internal rehabilitation extend the system's life by decades at a fraction of the cost, and without excavating finished areas or shutting the building.

Experience

We have detected and rectified fire-line leaks for hotels, malls, towers, hospitals and industrial plants across the UAE and Saudi Arabia, including NAFFCO facilities and multiple Atlantis and Al Raha Beach properties. If your fire system is losing pressure or your jockey pump never rests, an acoustic survey will tell you where the water is going, and we will tell you how to stop it without digging.
